What is Utility Service?
ResWare is already a very robust tool that allows you to attach workflow actions to events – like the sales price changing, the address changing, or a note being received on the internet. With so many possibilities, you need a solution that helps you take advantage of all that ResWare has to offer.
With the Utility Service, we use the ResWare API to send action events that can fire off virtually anything. In addition to ResWare events, we also set up a system for sending emails or making updates to the database directly.

A few of our most common automations include:
Ancillary File Notes: Since the email capture system does not attach to ancillary files, this process will copy all of the notes that have an ancillary file number to the appropriate ancillary file.
Auto-Add Partner Types: If you have certain types of clients like lenders and mortgage brokers, we can ensure that the auto-add rules will always be added to your client partners. This ensures that opening an order with them as the client will also always add them in their other capacities to the order.
Blacklist Custom SQL: ResWare gives us the ability to create custom SQL for blacklist records. Our process will auto-populate this area so that the blacklist criteria is searched against all other partners on a file and not just the buyer and seller.
Action When Sales Price and/or Loan Amount exceeds a certain amount: We can build the utility service to trigger an action based on almost any criteria.
Auto-Delete Documents After x Days: We can delete documents from your ResWare order if they have been attached as a certain type after a given number of days. This is very useful for hiding sensitive data in your ResWare file after the transaction is closed.
